Understanding Your Home Inspection Contingency

Your home inspection contingency clause should allow you to hire a professional, certified Home Inspector to examine the conditon of home. It may also give you some rights to cancel the purchase under certain conditions. Be sure to consult your attorney for the specifics in your particular case so your contingency clause meets your needs.

One aspect of "inspection contingency" that is often missed is enough time and necessary conditions for any environmental testing or specialty inspections. For example, a stabndard radon test is likely to take 5 days when you count the time for the sampling along with the time to analyze the canisters. If you want to inspect the septic tank itself that will require specialized equiopment which may not be available on short notice. Be sure your agreement includes all the inspections and testing you may desire as well as necessary time and conditons for them to be accomplished.
