The purchase price isn't your only cost

Knowing about a defect is just the first step. To make best use of that knowledge the defect needs a financial context. Therefore, all of my Buyers Home Inspection packages include Cost to Repair Estimations ranges for your information.

There are limitations inherent in these "Cost to repair estimations". These approximations are my opinion based on my mental assessement of any accessible and readily apparent conditons. They are my best, good faith estimations based on the readily accessible evidence visible at the time of the home inspection. They typically are reasonably good but they are still just educated guesses, not quotes to perform repairs.

Cost to repair estimations will be flagged in your home inspection report by this icon . Costs that can be estimated will be in your inspection report as a range that is my best opinion of likely costs at the time of the inspection. If the available evidence is unclear so that estimation is not possible this will be noted in the report for that item.
