Home inspection infrared thermography finds what other home inspectors miss

The U.S. Dept. of Energy recommends having an infrared thermal imaging scan done before you buy any home because even new houses can have defects in their thermal envelopes

An old fashioned, partial home inspection depends on the unaided eyes of the home inspector. Even the best home inspector won't find what they can't see. Infrared Thermal Imaging (Thermography) makes it easier to find hidden defects and potential problems that will likely be missed by other home inspectors.

Our infrared thermal imaging camera, specially designed by Fluke for infrared thermal imaging during a home inspection, lets us inspect a home more effectively then by old-fashioned visual means used by other vermont home inspectors. Using infrared thermal imaging we will see more and better understand what we see. That's why all property inspections from WiseEyes include a basic infrared thermal imaging scan.

Building diagnostic thermography can find invisible problems in a variety of areas.

  • Moisture intrusion and water damage from unknown plumbing leaks
  • Water leaks present around windows, doors and other shell penetrations
  • Energy loss issues from missing insulation and air leaks
  • Heating, cooling and ventilation problems (HVAC), including ductwork leaks
  • Moisture caused structural issues including roof leaks
  • Electrical concerns around breakers, switches and circuitry
  • The presence of pests such as termites, rats and mice

What Infrared Thermal Imaging (Thermography) is NOT

  • MOISTURE METER - The infrared thermal imaging camera is NOT a moisture measuring device. What it reveals under the right conditons is a thermal anomoly that may be caused by moisture. Moisture issues are always confirmed by other means before being reported as definite
  • X-RAY VISION - The infrared thermal imaging camera is NOT an X- ray device. It does not emit any radiation of any sort. It cannot see through objects like an X-ray machine. It may detect heat differentials on the surface of a material that can indicate hidden issues that a trained inspector can recognize
  • SILVER BULLET - No technology can completey remove the risk that concealed damage may exist and not be detected. The IR camera sees temperature differences. If no difference exists then the camera will not detect any issue, even if it exists. The Infrared camera increases the throughness of a home inspection and reduces the risk of something being jmissed. But it does reduce that risk to zero

Why Your Website Should be on a Directory?
Building a quality website is the first step in attracting new customers. Equally important is making it easy for prospects to find your site. In this Tip we discuss several key reasons for listing your site on a web directory.

Insuring Equipment In Transit
Shipping infrared equipment is a frequent necessity for thermographers. Taking the time to make certain that equipment is adequately insured can help prevent bigger problems in the event of loss or damage.

Thermography Standards - Recipes for Success
Professional chefs routinely rely on recipes to provide consistency in their meals. Thermographers can find similar success by following published standards when performing infrared inspections.

First Australia Level II Thermography Course a Success
IPI Infrared recently held the first Infraspection Institute Level II Certified Infrared Thermographer® training course in Mitcham, Victoria. A total of ten thermographers from Australia and New Zealand attended and achieved their Level II certification in quantitative infrared thermography.

Spring is the Time for Infrared Roof Inspections
With onset of warmer weather, the harshness of winter is but a fading memory for most. Left undetected, the damage caused by winter’s fury is a reality that can lead to premature roof failure. Fortunately, an infrared inspection of your roof can detect evidence of problems before they can get out of hand.

High Speed IR Thermometer Breaks Millisecond Response Barrier
The response speed of the fastest infrared thermometers until now has been limited to the millisecond domain. Process Sensors newly released, self contained, Metis HS09/HI16 non-contact infrared temperature sensor captures 20,000 measurements per second with an unprecedented 50 microsecond response.

Detecting Defective Lighting Ballasts
Lighting ballast failure may present more than an inconvenience; in some cases, it may present a fire hazard. Under the right conditions, an infrared imager may be used to detect overheated ballasts.

Infrared Professionals.com Announces New Directory for Thermographers
Infrared Professionals.com is pleased to announce an innovative directory designed to help insurance companies locate qualified infrared thermographers throughout the United States. Infrared companies can now join and receive one year FREE membership.

A Phased Approach for Large Building Infrared Inspections: A Case Study
Since the 1970’s, thermal imaging has been utilized to diagnose the thermal performance of commercial and residential buildings. Rising energy prices combined with greater public awareness have created record demand for professional thermographers as building owners focus their attention on energy conservation and building performance.

School’s Open - Drive Carefully
For many areas, September is a month of transition – cooler weather, leaves turning color, and children returning to school. In this Tip we offer some advice for keeping school students safe.

Infrared Inspection of Parallel Feed Conductors
Parallel conductors are a common feature on many electrical circuits. When properly used, an infrared imager can detect evidence of serious problems that might otherwise go undetected.

Heat Stress & Hydration
An ounce of prevention is worth a pound of cure. In last week’s Tip, we covered the topic of heat stress, its symptoms, and treatment. This Tip focuses on the importance of hydration as a preventive measure.

Heat Stress & the Human Body
For many, the peak of Summer brings high temperatures to the workplace. For others, high temperatures in the workplace are an everyday occurrence. Understanding heat stress and its attendant safety challenges is crucial for those working in hot environments.

Liquid filled Transformers
A thorough infrared inspection of an electrical transformer can point out symptoms of loose connections as well as other possible problems.

Delta T Alert:: Wireless Monitoring of Electrical Enclosures
Thermography is a proven technology for detecting elevated temperatures within operating electrical distribution systems. Typically performed on an annual basis, infrared inspections can detect evidence of overheating caused by loose/deteriorated connections, overloaded circuits, and imbalanced loads.

Begin With the End in Mind
“Begin with the end in mind” is a frequent quotation from Stephen Covey’s bestselling book, The 7 Habits of Highly Effective People. Applying this principle can have a dramatic impact on many things including an infrared inspection program.

Resistance in Circuit Breakers
As thermographers, we see many thermal anomalies in switchgear and panelboards. However, finding the actual root cause of what appears to be high contact resistance is not as straightforward as you may think. Circuit breakers have many internal mechanical connections, all of which can radiate heat under load.

Autumn is the Time for Steam Trap Testing
With the onset of seasonably cooler weather, autumn is the time to prepare your steam system for the upcoming heating season. Testing your steam traps before the season begins can help to pinpoint costly leaks before the heating season begins.

Add more Flav-IRs...Expand your Business and Expand your Opportunities!
The opportunities in infrared are endless! Do you really want to limit yourself to just one or two applications? By diversifying your business, you are not hindered by the same economic cutbacks as specialized companies. It is a good idea to specialize, but to expand your business at the same time. This presentation is dedicated to helping you achieve an understanding of the opportunities that await you.
